A proces-verbaal (PV) of demarcation establishes and records the legal property boundary between two parcels with different owners.
Please note that only a licensed land surveyor is authorized to perform this service.
When the owners voluntarily appoint the land surveyor, this is called an “amicable demarcation.”
In such cases, the surveyor acts on the joint initiative of both parties in a neutral, expert, and independent manner to determine the boundary.
The resulting demarcation report is officially registered, ensuring that the boundary can no longer be disputed and helping to prevent potential conflicts between neighbors.
In addition, however, it is also possible for the court to appoint the surveyor, in which case we speak of
“judicial demarcation.”
When do you need a PV of paling?
This can be requested for various reasons: because you disagree on the position of the plot boundaries, because you want to sell a plot and materialize the boundaries or because you suspect that, for example, a gazebo, house or tree is placed too close to the plot boundary.
